Project Overview
NTH was selected to provide roof replacement design services including conducting a nondestructive moisture roof scan of all applicable roof sections at two locations, to include the evaluation of an existing skylight at the Town Hall facility, along with a core analysis of the material currently in place to determine the full scope of replacement required and to develop Bid Specification documents containing material specifications and quantities for the replacement of the roofing systems at both the Town Hall and Fire Station No. 5 sites.
Project Scope
The project’s scope involved the development of a comprehensive roof replacement program for both the Town Hall and Fire Station No. 5 sites, encompassing all flat and sloped roofs, and replacing three skylights at the Town Hall. The total area to be addressed is approximately 26,000 square feet. NTH conducted a thorough investigation and assessment of the existing roof systems to comprehend the current conditions in all areas slated for roof replacement. This included conducting roof test cores at the wall, curb, and penetration flashings to ascertain the existing components of the roof system and identify any concealed conditions or hazardous materials that could affect the performance of the new roofing system. Additionally, the existing roof slope was determined to facilitate proper water drainage and address any pond water issues, while ensuring the functionality of the existing drainage system. Based on an engineering analysis of project data, NTH developed technical specifications, roof plans, and detailed drawings outlining the necessary remedial roofing work. A pre-bid meeting will be organized later this spring to address any questions or ambiguities from potential bidding contractors. Subsequently, NTH will also oversee and approve submittals and documentation provided by the selected roofing contractor and discuss specific project elements such as demolition and application procedures, work schedules, and quality assurance requirements. NTH will provide daily on-site quality assurance for roofing and sheet metal work full-time whenever the contractor is on-site, from project commencement to completion. Daily field reports will be generated to outline the work activities, location, area, hours, manpower, and weather for each day’s work. Upon the roofing contractor’s completion of the project, NTH will conduct a final inspection with the architect, general contractor, and roofing contractor to ensure the absence of any remaining punch list items.

This involved conducting roof test cores and inspecting skylights, interior ceilings, and building facades to identify watermarks. NTH utilized engineering analysis of project data to pinpoint the issues and developed corrective actions based on their findings.
