Project Overview

General Motors Company owns extensive properties in the United States, North America, and throughout the world. Facility maintenance is imperative to maintaining uninterrupted automobile production operations. A key component of the General Motors facility maintenance program involves roof repair and replacement. General Motors initially retained the expertise of NTH to conduct roof condition assessments over a 3-year period at 75 facilities located throughout the United States (with over 150,000,000 square feet of roof area).

Project Scope

NTH professionals performed comprehensive evaluations of all individual roof sections (up to 200) on each General Motors manufacturing facility. During each on-site evaluation, NTH also reviewed available plans, files, and historical data; performed an interior building survey; and discussed roof leakage with on-site personnel. NTH presented reports of the findings for each facility, including color-coded and scaled roof plan drawings, and complete inventories of roof defects and distresses. NTH also included serviceability forecasts for each roof area.

NTH developed a resource to provide plant engineers and building maintenance personnel with a quick and easy reference about roof system component make-up, existing condition, and replacement requirements for each roof area. General Motors now prioritizes roof replacement work based on the findings in the reports, combined with specific needs relative to building usage and budget limitations. Allocating roof maintenance funding to facilities with the greatest need allows General Motors to avoid costly manufacturing shutdowns due to problems with deteriorated roofing systems.

Client Benefit

The successful efforts of NTH also include close coordination with many General Motors corporate facilities personnel, plant personnel, sub-consultants, and roofing contractors. This program has reduced roofing related problems over the long-term, allowing General Motors to focus on its core business of manufacturing automobiles. This program has expanded, and overall, NTH has surveyed over 155,000,000 square feet of roofing systems on GM facilities throughout North America, has assisted GM with budgeting for millions of dollars roof replacement work, and has designed new roofs worth over $100,000,000.
