Brownfield Site Redevelopment

Experience, Insight and Expertise

Brownfield sites present both opportunities and challenges for municipal governments and developers alike. These abandoned or underused industrial or commercial properties suffer from perceived or real contamination that decreases their value and presents liability issues. Recognizing the magnitude of the problem, federal and state governments have joined forces with industry, the banking community and  environmentalists to develop efficient and innovative ways for redeveloping brownfield sites.

NTH has contributed as a technical team member, working with public corporations, private developers, government agencies, legal/real estate professionals, and public/private partnerships to remove technical, environmental and infrastructure roadblocks. Our professionals have functioned as regulatory liaisons, environmental remediation experts, building demolition and reuse specialists, infrastructure rehabilitation and geotechnical engineers, and construction managers. We have helped a variety of municipal and private sector clients resolve brownfield  environmental and infrastructure problems through the use of federal, state, and local funding sources, such as:
  • The Michigan Department of Environmental Quality’s (MDEQ’s) Site Revitalization
  • Loan Program
  • Michigan Economic Development Corporation’s (MEDC) Renaissance Fund
  • The State of Michigan’s Renaissance Zone Program
  • MDEQ’s Site Reclamation Grant Program
  • MEDC’s Industrial Development Revenue Bond Program
  • USEPA’s Brownfield Redevelopment Initiative Grant Program
  • Federal Department of Housing and Urban Development Brownfield Economic Development Initiative
  • Federal/State tax incentives (Michigan Single Business Tax Credit, Empowerment Zones and Renaissance Zones)

NTH’s local financial partners include:
  • Brownfield Redevelopment Authority
  • Downtown Development Authority
  • Tax Increment Financing Districts
