The Ledyard Building Condition Assessment and Structural Evaluation
The historic Ledyard Building was constructed in downtown Grand Rapids in the early 1900s and underwent a major addition/renovation in the mid 1980s. The facility is now comprised of seven originally-separate buildings, several of which have common walls. As part of the renovation, a glass atrium was constructed to connect the two major portions of the facility.
Project Scope Cushman and Wakefield retained NTH to assist in their performance of a due diligence assessment for Three Oaks Development, a potential property investor. NTH was retained to perform a façade condition assessment, as well as an evaluation of the existing building foundations. As a later phase of the project, and as a result of observations made during the first phase, Three Oaks Development retained NTH to perform a delamination survey of the entire west elevation.
Project Application Responding to the client’s imminent purchase contingency timeline, NTH facilitated a quick mobilization to perform an assessment of the facility and provide general recommendations to the client, allowing them to make an informed investment decision.
NTH staff performed a one-day site evaluation that included the following services:
Façade condition assessment from grade (using binoculars) and accessible adjacent rooftops.
Evaluation of parapet conditions and previous re-roofing and weatherproofing details.
Visual assessment of existing building foundations from adjacent underside walk vaults and accessible basement areas.
Written report summarizing the areas of distress, discussion of the likely causes of the observed distresses, and potential repair options to remedy the observed conditions.
